- Pre-Sale inspection required-refer to Procedure list for costs**must obtain form in person.
- Escrow amount is required until violation items are corrected and “Clean Sheet” is issued.
- Escrow Memo requested from the Building Commissioner and takes up to 3-business days.
- Property Sale Affidavit- must be completed a notarized
- Letter of Direction-must be submitted on company letterhead from the Title Company, Attorney or Realtor holding the escrow amount.
- Location of the Ground Tag-(This is noted in the inspection report); it must be located and tagged prior to sale of Transfer Tax Stamp.
- The Front page of the CONTRACT FROM THE ATTORNEY.
- The FINAL WATER BILL must be paid. The final water reading should be scheduled in the Finance Department, 1-3 days prior to the purchase of the Transfer Tax Stamp.
- The PUBLIC SIDEWALK INSPECTION must be scheduled 48 hours in advance. Call 708/547-3540. There is a fee due to the Finance Department before the issuance of a Transfer Tax Stamp-IT CAN NOT BE INCLUDED IN AN ESCROW AMOUNT.
- The ORIGINAL PLAT OF SURVEY IS REQUIRED.
- ALL VILLAGE REQUIREMENTS MUST BE MET 5-DAYS PRIOR TO CLOSING DATE IN ORDER FOR THE TRANSFER STAMP, ORIGINAL DEED (signed and notarized) AND TRANSFER STAMP $10.00 TO BE PURCHASED BY THE BUYERS CLOSING AGENT (prior to closing).
- BUYERS CLOSING AGENT TO GET STAMP.
- Transfer stamp is $5.00 per $1,000. If closing is done prior to the purchase of the Transfer Tax Stamp it is $10.00 per $1,000.00. (Transfer stamp can be purchased by any kind of payment.)
- If purchasing a HUD Home the Village of Bellwood, all the above apply and any ADDITIONAL procedures deemed by the Building Commissioner.
