- Pre-Sale Inspection required-contact Building Department-708/345-8174. It MUST be requested by the Owner of the Real Estate or the Owners Agent.
- Contact the Building Department in order to request and pay for the Pre-Sale Inspection ***See Attached to refer to Village of Broadview Procedures For Transferring Real Estate in Broadview Title 13 compliance Stamp Guidelines.
- Refer to Fee scheduled depending on the structure.
- Inspections must be paid for by cashiers or certified check, money order, attorney check, or cash.
- Inspection Reports are valid for thirty (30) days unless otherwise extended by the Building Department.
- ***IN THE EVENT A “TEMPORARY CERTIFICATE OF COMPLIANCE” IS ISSUED USUALLY WHERE THE VILLAGE CODES WILL BE RESOLVED AFTER THE
- CLOSING ON THE SALE OF REAL ESTATE IS THE SOLE DISCRETION OF THE BUILDING DEPARTMENT. BUT ALL ABOVE ITEMS MUST BE COMPLETED.
- The Owner or Buyer must submit two estimates from two contractors that are registered with the Village (Contractors) specifying the cost of repairing the items listed in the Inspection Report and a time frame for repairing those items.
- Escrow agreement form with a copy of the Inspection report attached signed by the Owner, buyer “Grantee or transferee that is going to assume the repairs that are required by the Village.
- The buyer must deposit an amount determined by the Building Department in the Escrow account and must pay the sum of $175.00 as a non-refundable administration fee by separate check to the Village of Broadview. All Escrow payments must be made by cashier or certified check, money order, attorney check or chase payable to the Village of Broadview.
- The buyer must complete all items in the Pre-Sale inspection procedure with the time period established by the Building Commissioner and specified in the Escrow Agreement form.
- The buyer fails to complete the code violations with the specified time period the Escrow can be forfeited to the Village.
- Contact Water Department: 708/681-3602 for Final water meter reading must be made and the Final water must be paid to the Village leave at least 3-days for this to be completed.

- Transfer Stamp Buyer=Certificate of Compliance
- The Building Department must affix a Village Stamp to the Conveyance Document which is (Warranty Deed, Trustee’s Deed, Quit Claim Deed, Executor’s Deed, Special Warranty Deed, Judge’s Deed, and Judicial Sales Deed.)
- Final Water Payment paid at closing. Do At least 5-days prior to closing. Send any outstanding Water or fees owed to HUD’s Field Service Manager to obtain approval.
- Fines and Liens paid
- Copy of the Certificate or Temporary Certificate, Escrow form, Escrow payment and administrative fee provided to the Building Department.
