Highly Recommended to Hire Legal Runners to do the municipality of the City of Chicago
Legal Runners will request from the buyer’s Closing Agent a Judicial Deed. (to show exempt status)
Legal Runners will obtain: (Refer to order Form for cost)
- the water certificate $50.00 fee and application with the outstanding balance till the time of the closing
- Buyer is responsible for Stamp fee $7.50 per $1,000.00.
- Zoning certificate-(Required for any non-condo residential sales.)-$90.00 fee for single family homes and multi- family takes 5-days.
- ***NOTE: HUD IS EXEMPT FROM WATER CERTIFICATIONS AND ZONING CERTIFICATION IT IS BUYERS EXPENSE!
- FSM will pay all water and liens prior to closing.
- Transfer Stamp-HUD IS EXEMPT FROM STAMP
- Stamp fee-Seller: 3.00 per $1000.00
- Stamp fee-Buyer: 7.50 per $1000.00
