- Obtain City Form
- Send in payment for inspection
- Call to Set-up appointment
- Contact City Clerk’s office- for any outstanding fees water or liens owed by obtaining a history transaction journal. E-mail HUD’s Field Service Manager the documents in order to obtain approval prior I to closing.
- Set-up inside Water Meter reading-During the inspection period.
- Building Department will issue a “Temporary Occupancy” report of items to be repaired along with an escrow amount.(cash bond-3Months to complete the repairs or the lose escrow posted)
- At time of closing the following is to be completed with the City Clerk’s Office.
- Buyer must bring a money order for escrow repairs and get receipt for payment
- Buyer must complete and sign the “Temporary Occupancy Form”
- Hud’s Field Service Manager is responsiable to pay all outstanding water/liens etc due to City.
Buyer’s Closing Agent is to complete the following to obtain HUD’s Transfer Stamp for Closing
- Country Club Hills Real Estate Tax form
- First page of executed sales contract
- Judicial deed (which the City will affix to exempt stamp to deed)
- P-tax form
- Transfer Stamp-Seller (HUD) is Exempt the fee is $50.00-Buyer’s Closing Agent to pay.(Closing agent pays for stamp prior to closing.) The FSM will pay all water fee/lien fees etc. owed separately prior to closing: The fees are all paid separately and the payments only accepted are cash, certified check, cashier’s check, money order or attorney check.
