- Presale Inspection of Properties required-Contact City Building Department at 708/485-2595 at least 2- weeks prior to closing.-See Form for detailed charge fees.
- The grantee or purchaser of the real property shall file a statement with the building official that they accept the property violations and will submit escrow fees until property is compliant.
- Escrow fees: repairs over $3,000.00 is a 1,500.00 deposit
- Escrow fee: repairs under $3,000.00 is a $750.00 deposit.
- City is made up of 3-different Water-Sewer districts. Contact the district in which the property is located for any water, sewer, or liens associated with property and obtains a history transaction journal. E-mail Hud’s Field Service Manager the bill and history transaction journal to obtain approval for fees.
- City must be contacted at least 5-days prior to closing for any final charges owed for water, sewer, or liens
- Transfer Stamp-Seller-Buyers Closing Agent to get HUD’s Exempt Stamp
- HUD exempt for stamp
- City of Countryside “Real Estate Property form” must be completed. Go to Website for form.
