Contact Water Department -to obtain a history transaction journal for any outstanding water/sewer/liens outstanding on property. E-mail all supporting documentation to HUD’s Field Service Manager to obtain approval prior to closing.
- Pre-Sale Inspection required-must be completed before a Certificate of occupancy is issued from the City of Markham-See website-$125.00. (Payment accepted: cash, money order, cashier’s check or credit card.) See form-contact Building and Licensing Clerk 708/331-4905 Ext.316. Selling agent must bring real estate contract to City with payment to schedule closing. **Note: An As-Is sale may not require a plumbing check or other utilities being on at the time of the inspection. Any Item on the inspection sheet that is not completed or able to be inspected becomes the responsibly of the new owner. - Transfer Stamp=Water Stamp
- Buyer’s Closing Agent to pay for Water Stamp of $50.00, and brings to closing.
- To complete the transfer of property with the recorder of deeds. A certificate of occupancy will not be issued until the property has passed the inspection.
- Present Warranty Deed at time of purchasing water stamp. Buyers Closing Agent to supply.
