- Certificate of Compliance Inspection is required. Call Building Department at 708-343-4000 to complete form, payment of inspection $150.00, and set-up appointment.
- The Village will provide 2-3 days a typed copy of the inspection.
- Plat of Survey Mandatory.
- Upon receipt of the violations report, the option of “AS-IS” is available the fee is $100.00 the repairs revert to the Buyer. The building commissioner allows a prescribed period of time for the completion of the work and may extend if necessary. A re-inspection is required after repairs are completed.
- Contact the Water Department-708/343-4000 to obtain a history transaction journal for any outstanding water/sewer/liens outstanding on property. E-mail all supporting documents to HUD’s Field Service Manager to obtain approval prior to closing.
- Install a new water meter according to Village regulations.
- Final water reading required contact Water Department to schedule an appointment. This should be done 72-hours prior to closing. (If the property is a Melrose Park address but water is serviced by Leydon Township-inside final water meter reading is required. This should be done 5-days prior to closing. )
- The final water bill is paid and any other liens on the property
- Buyers to complete form 3500 see form-notarized.
- Buyer to complete form 4000 application for new water service. See form
- Transfer Stamp-Buyers Closing Agent obtains Stamp for Closing.
- No Fee for Stamp. The compliance inspection is the tax stamp payment
