- Inspection-examination of City records and a physical inspection of the Exterior of the property to determine whether the violations of the zoning or subdivision regulations exist. The examination may take as much as five (5) days. This inspection is based on a case by case basis.
- Contact the Water Billing Department-847/318-5223 to obtain a history transaction journal for any outstanding water/sewer/liens on property. E-mail all supporting documentation to HUD’s Field Service Manager to obtain approval prior to closing.
- Final water meter reading is required at least 5-days prior to closing. Must be paid prior to issuance of stamp.
- Time for filing-Real Estate Transfer Declaration form at least 5-business days prior to closing.
- Attachments required for the complete transfer form:
- Stamp-Seller-(Buyers Closing Agent to obtain HUD’s- $25.00 exempt stamp for closing.)
- Completed Transfer Declaration form signed by the Seller
- Original Deed
- Assignment of beneficial interest or other document used to transfer title to the property completed
- Recent Plat of Survey-(except for condominium property)
- Check payable to the City of Park Ridge for the amount of Transfer tax
- A paid receipt for the water bill
