- Village of Riverdale-Point of Sale Property Inspections-Certificate of Compliance for all real estate transfers
- The property requirements for an inspection:
- Complete Notice of Intent to Sell Form
- Payment of $200.00
- Application and Inspection dates are done at Village hall. Allow 2 weeks to set-up inspection appointment
- Conditional Compliance Certificate maybe issued with this documentation:
- Purchaser’s Property Closing Affidavit-Is required by the Village if the purchaser is responsible for the repairs. The buyer is required to contact the Village to schedule a re-inspection to obtain the Occupancy Permit.
- Copy of Warranty Deed to be executed at closing with buyer’s name.
- Payment of all debits to Village-Contact the Village Clerk –2202 to obtain a history transaction journal for any outstanding water/sewer/liens on property. E-mail all supporting documentation to HUD’s Field Service Manager to obtain approval prior to closing.
- Proof of termite inspection (and proof of treatment, if needed)
- Any required notarized letter(s) if needed.
- Final Water Bill:
- You must request, in writing, a final water reading 7-days prior to closing.
- Final water meter readings are conducted on Tuesdays, to be scheduled during the prior week. Call Village Hall-708/841-2200
- Failure to comply with Tuesday’s reading will result in a $25.00 service fee.
- Final water bill must be paid prior to closing before obtaining the transfer stamp.
- All Final water readings are valid for 7 days.
- All liens, fines, and other fees must be paid in full to the Village of Riverdale (These amounts are calculated at the same time of the final water bill.)
- Transfer Stamp=is completing the Point of Sale Inspection.
