- Pre-Inspection Required-contact Village Hall-708/754-3395-to schedule appointment and to pay $50.00 fee.
- Inspection Fee and ANY outstanding bills must be paid prior to application for inspection. ie: Water Bills, Grass Cutting Fines, etc… E-mail all supporting documentation to HUD’s Field Service Manager to obtain approval prior to closing.
- The buyer or real estate agent need to be present for inspection
- The inspection take (30) minutes.
- An Outside Water Meter must be present. The meter maybe installed at the same time of the inspection. The Cost is $100.00.
- Contact the Village Hall to request a Final Water Meter reading 1-week prior to closing.
- Village Hall will prepare a Final bill, and payment is made for any outstanding fees.
- The Village will release and issue a re-occupancy inspection.
- If the buyer is completing the repairs after closing an “Agreement to Rehabilitate Property and Not Allow Occupancy Until Property Conforms With Village Codes and Passes Occupancy Inspection” form must be signed and notarized and submitted to village. No Escrow is required.
- The new owner has 30-days from closing to bring in the “settlement statement” to the Village Hall to be recorded as the new owner.
