- Change of Occupancy Inspection Required-Contact 630/293-2200 ext 131 to set-up the inspection. The fee is $200.00 is paid when picking up Transfer Stamp. The City must know that there is “No Utilities ON at the Home”.
- City Inspector will fill out an “Existing Structures Inspection Report”
- it will list the items to be corrected in the home
- The inspection give the maximum occupancy load for the residence
- Escrow amount.
- Buyer is doing repairs after closing an “Agreement and Acknowledgement of Order/Violations” (Letter of Intent) needs to be signed at the Building Department along with Escrow deposit. (A Check is acceptable payment).
- The Buyer has 3-months to complete repairs.
- The City requires a re-inspection to issue a Certificate of Occupancy prior to moving-in.
- All this can be done when picking up Deed Certificate Stamp prior to closing. The Building Department will sign off on the bottom half of the West Chicago Real Estate Transfer Tax form that all the above have been completed.
- Contact City Hall-630/293-2200 to schedule a Final Water Meter Reading, and obtain a history transaction journal for any outstanding water/sewer/liens/parking tickets/municipal fines on property. E-mail all supporting documentation to HUD’s Field Service Manager to obtain approval prior to closing.
- All outstanding fees must be paid before the City will issue a “Deed Certification Stamp”.
- Transfer Stamp=Deed Certificate Stamp-Buyer’s Closing Agent to obtain for Closing.
- To obtain the Deed Certification Stamp the following is required by the City:
- Change of Occupancy inspection completed
- The Agreement and Acknowledgement of Order/Violations” (Letter of Intent) needs to be signed at the Building Department along with Escrow deposit (a Check is acceptable payment).
- All outstanding fees owed to the City
- West Chicago Real Estate Transfer form.
- The City Clerk will affix the deed certification stamp to the real estate transfer tax form.
