- The Building Department requires the following to set-up the inspection:

- Payment $125.00 Single Family Units / $175.00 Two-Three Family / $225.00 Four or More Family
- All utilities must be on at the property.
- Appointment is made for inspection-Inspections can typically be scheduled within 2-weeks of application
- If there are no code violations, The Village will issue a Certificate of Compliance within 3-business days of inspection.
- If there ARE code violations, they will be listed on a written report that the applicant will receive from the inspector with 3-business days of inspection.
- When all violations are corrected, a re-inspection will be done. If everything is in order, the Certificate of Compliance will be issued within 5-business days.
- If a property is sold “as-is” basis, a Temporary Certificate of Compliance Application (Affidavit to Assume Liability For Repairs ) must be completed establishing that the buyer of the subject property has to agreed to correct the items with 60-day of closing property. Administrative Fee $100.00
- The Village may require an escrow amount in a form of money order or certified funds. This can be FedEx’s to Village to be deposited, and in turn the Village Building Department will notify the Finance Department.
- Contact the Water Department at Village Hall at (708) 345-0020- to obtain a history transaction journal for any outstanding water/sewer/liens/parking tickets/municipal fines on property. E-mail all supporting documentation to HUD’s Field Service Manager to obtain approval prior to closing.
- Contact Water Department to schedule an inside Final Water Meter Reading 5-days prior to the closing date. Once, the outstanding fees are zero they will notify the Finance Department.
- Transfer Stamp=Certificate of Compliance or Temporary Occupancy Agreement. BUYERS CLOSING AGENT TO OBTAIN FOR CLOSING.
- The Finance Department will require the following:
- The ORIGINAL DEED
- Escrow deposit completed
- No outstanding fees owed to Village
- Stamp fee =inspection fee
